About Seaside Estates

A neighborhood within a neighborhood

Seaside Estates is an established residential enclave within Beachwalk. Its 119 homes are arranged along Topside Drive, Tortola Way, and Kapalua Place, with lakes and palms shaping the neighborhood setting.

The community began as Twin Creeks North Parcel 14 and was developed in two recorded phases. Seaside has its own homeowners association while also connecting to the wider services and shared infrastructure of Beachwalk and the Twin Creeks North Community Development District.

Our story

From Parcel 14 to Seaside Estates

A short public-record timeline explains how the neighborhood fits into the larger Beachwalk story.

  1. 2005

    The larger development takes shape

    St. Johns County approved the original Twin Creeks development framework.

  2. 2016

    District and neighborhood planning

    Twin Creeks North CDD was established, and Parcel 14 entered subdivision review.

  3. 2017

    Association and Phase 1

    The homeowners association was formed and the first recorded phase moved forward.

  4. 2019

    Phase 2

    The second recorded phase completed the two-phase neighborhood plan.

  5. 2025

    The Seaside Estates name

    The association adopted its current legal name: Seaside Estates at Beachwalk.

Beachwalk Club and the lagoon

Beachwalk Club is a separate, private, member-exclusive club centered on a lagoon of more than 14 acres. The Club's official website is the source for current amenities, hours, events, dining, and membership details.

The lagoon property is owned and governed by the separate Beachwalk Lagoon Association, while Beachwalk Club handles the day-to-day member experience. Both are separate from the Seaside Estates HOA. The Club does not offer public day passes.

Who handles what?

Seaside residents interact with several organizations. Each has a different role, so starting in the right place saves time.

Seaside Estates HOA

The neighborhood association for Seaside Estates. Governing documents, assessments, ARC matters, violations, and owner records belong in the private resident portal.

New Boundaries

The association management company and the best starting point for account help, resident requests, payments, and general HOA questions.

Twin Creeks North CDD

A separate public special-purpose district with public meetings, budgets, records, and responsibilities for community-wide infrastructure and operations.

Beachwalk Club

A separate private, member-exclusive club that handles day-to-day access, amenities, programming, hours, dining, and membership information.

Beachwalk Lagoon Association

A separate nonprofit association that owns and governs the lagoon property itself. Residents should still use Beachwalk Club for practical questions about lagoon access, hours, and recreation.
